What is that White Stuff on My Brick? (And How to Get Rid of It)

If you’ve noticed a white, powdery, or chalky substance appearing on your brick or stone walls, you aren’t alone. It’s a common issue in the Midwest called efflorescence.

While it might look like a permanent stain or even mold, it’s actually a sign of how water is moving through your masonry. At Midwest Maintenance, we specialize in identifying why this happens and - more importantly - how to safely remove it without damaging your building.

What exactly is efflorescence?

Efflorescence happens when water seeps into your brick or concrete. As that water travels through the material, it dissolves natural salts found in the mortar or the brick itself. When the water eventually evaporates off the surface, it leaves those salts behind, creating that ugly white "bloom" you see in the photos.

Why you shouldn't just "power wash" it away

It’s tempting to grab a pressure washer and blast it off. However, using the wrong pressure or just plain water can actually make the problem worse by pushing more moisture into the brick, which eventually brings more salt to the surface.

The Midwest Maintenance Approach

To get results like the ones in our recent project, we use a specialized three-step process:

  1. Source Identification: We look for where the water is coming from (like leaky gutters or hairline cracks) to prevent it from coming back.
  2. Dry Brushing: We remove the heavy surface salt first so we aren't just "melting" it back into the wall.
  3. Specialized Cleaning: We use professional-grade, salt-neutralizing cleaners and low-pressure hot water to deep-clean the pores of the masonry.

As you can see in the "Fire Lane" photos, the difference is night and day. The deep red of the block is restored, and the building looks professional again.
